Real estate investor SCAMS....must watch is a video I unfortunately had to film to let new and experienced real estate investors know about what I am seeing come up over and over around the country. I feel it is necessary being in the position I am to make sure people are aware of these things that are happening way too often so you can protect yourself when running your business. I go over five real estate investor scams that I have seen happen to other investors as well as myself over the years and the most common one's to look out for. I don't like filming negative videos but nobody is openly talking about these things and I felt I had to do it. Many people say you should not be an agent if you want to be an investor. I disagree! I save over $100,000 on my investment properties by being a real estate agent every year. I also get more deals because I am an agent. There are some downfalls to being an agent and investor, but overall if you want to be a serious investor I suggest you become a real estate agent as well. I save money on buying and selling houses, and I get more deals because I am an agent. People also say you cannot get deals from the MLS, but I flipped 26 houses last year (2017). and most of those were from the MLS. Rich Dad Poor Dad has impacted thousands of people with me included. When my buddy Travis read the book he was impacted in a much deeper way. After reading the book he was determined to become a real estate investor. Even though he had ZERO money, ZERO experience, and ZERO mentorship, he didn't let that stopped him and didn't quit until he acquired his first rental property. Since then he has acquired several more properties and with each one becomes more confident in the process. His latest property should net him over $200k in profits. Travis: There are always deals, whether the market is up or down - you can still find good deals. You will run out of cash doing real estate but you can start partnering and working with other people. You goal is a quick turn around to cash flow - whether you are rehabbing and selling or doing repairs and renting. I try to complete remodels within 30 days. Once you start a remodel, you can run into issues you were not expecting. This can make staying on budget difficult, so it is always best to allow your self a margin to cover these surprises. Owning assets is definitely a major component in building wealth. With real estate I am able to rent some properties for ongoing monthly income and also rehab and sell houses to create cash flow for my company. When you are investing in real estate one of the hardest things can be actually finding properties that will allow you to make a profit. When I first started I was approved for a small mortgage, but I have grown that amount through the years. The biggest thing with real estate is to not give in too soon. You have to stick with it to find the right properties, find the cash flow to make it happen, and then keep building on that. It takes time to build up a real estate investment business. I thought I was going to have my first apartment when I was 25, but I am now 21 and already own 3 apartments, which is something mind blowing for me. I am no real estate expert or whatsoever, but I believe I made some smart moves that allow me to be now the owner of some apartments and the future owner of more. I think you have to first focus on your business and in accumulating capital before you start investing in anything. Once you have enough money, you can start thinking about diversifying and creating passive income streams. However, don't invest everything you have. I would suggest personally that you have the money to buy the real estate of your choice (property, house, apartment, etc.) cash, even if you are getting a loan for it. This way, you can also assume the possible risk of delayed rent payments, apartments without any renters, without having to struggle and stress over it. It also helps you to stand on your feet financially and not having to start from scratch every time you invest. Hope you got some value in this, my real estate journey is just starting, but I really suggest you invest as well. Buying, Selling, Investing In A Bubble | Real Estate How To

I am going to talk about 1) First Time Home Buyers 2) Current Home Owners 3) Real Estate Investors Lets just say for arguments sake (and for the sake of this video really) that the housing bubble does pop. How will you be affected? Before I get into these groups, there are a couple concepts you need to understand. The first thing to look at is the length of the downturn. This means the time it takes from the start of the bubble popping, to the bottom point of prices. If we look at the American Real Estate Bubble, it took about 5 years to reach the very bottom of the market. 5 Years is a long time. I made a video about it: https://youtu.be/DyQUUqKBIqE The second thing you need to understand is being stuck in a mortgage because of a downturn in the real estate market. What this means is that if you buy a home near the peak of the bubble (let’s say $600,000, but it could be any number. $300,000, 1 million, whatever), and then market then drops and your house is now worth $500,000. You cannot then sell your house because you would get $500,000 for it, but you would still owe the bank $600,000. You see? You would be about $100,000 in the hole. Is there a bubble: https://youtu.be/c-ktIPtE4E4 Ok cool. Now you get that stuff and we can proceed! First Time Home Buyers: Let’s say you are a first time home buyer and you need to buy a house and can’t wait for the market to completely bottom out. Here are some things that I would do. 1) Make sure that you can easily afford the mortgage. Don’t get a mortgage that is at the top of your budget. Why? Because if interest rates rise, you need a buffer to keep you safe. A 1% jump in interest could be hundreds of dollars a month, and thousands of dollars a year extra. (check out an online mortgage calculator and see for yourself). 2) Make sure you will be happy for the next 5-10 years in the house you are buying. Why? If the market continues in drop you will most likely not be able to sell your house because you will owe more on the mortgage than what you will get from the sale. 3) Try to make sure that you are in a career that will still be paying the bills in 5-10 years. Why? Again, if the market continues to drop and you lose your job, you won’t be able to sell your house and downsize because you will owe more on the mortgage than you will get in the sale. What it boils down to is that it is kinda dangerous buying at the top of the market. In fact, if the market does take a tumble, anyone who bought near the top (like in the last 2-4 years) needs to keep their job, hope interest rates don’t go up, and make sure they don’t have any more kids because if the market drops they won’t be able to buy a bigger home. People Who Already Own a Home: As a homeowner in this hot real estate market, you might be thinking of how you could cash in. And there are a few ways that people are trying to do so. 1) Selling and then renting. The hope here is that you sell your home while the market is still hot and you can get a bunch of money for it, and then you rent until the market drops. The classic sell high, buy low. The problem you might come across is the market might take a while to totally bottom out. So you have to weigh where you think the market will land in 5 years, and then calculate the rent you might have to pay waiting for the market to bottom out. 2) Selling and moving to a less expensive area. This could actually be a pretty good play for some people. Some of the people doing this are close to retirement and don’t care about being close to a job. Others aren’t necessarily close to retirement, but can’t pass up the opportunity to sell a million dollar house in a bigger city and then buy for a fraction of that in a smaller community. So if you own your home there are ways to capitalize on this craziness in the real estate market, but you still have to be careful about how you do it. If you've been following this YouTube channel you know that I am a Certified Financial Planner. I help people manage their money and make smart investments decisions. 💸 In other words, I prevent them from losing their butt off of stupid impulsive money making ideas. There is one investment area that I don't know a lot about and actually had a failed experience with. So, what was this investment that I failed miserably with? ‼️ It was Real Estate! ‼️ A lot of people want to invest in real estate and it is something you can make a lot of money with. You can also lose a lot of money! 😞 Although this did not work out for me, I learned some very valuable lessons. I want to share with you 7 things that I learned. ➡️ 1. If it sounds to good to be true -- it probably is! This could include details of the financing program or the property itself. ➡️ 2. Stick with what you know -vs- what you think you may love. You will spend a lot of time learning and researching vs spending time on your established income stream. ➡️ 3. True deals are a lot harder to find than you may think. Don't get me wrong, the deals are out there, but you have to look in different places. ➡️ 4. Never overpay for a property. Your rental income has to cover your mortgage payment, fees, repairs, etc. and still produce a profit. ➡️ 5. Cash flow is everything! You are on the hook for this monthly payment for the next 15-30 years. ➡️ 6. Looking for deals in all the wrong places. You are not going to find the good deals in newspapers or on on craigslist. ➡️ 7. Never let greed control your emotions. Don't start counting the cash until you've done all your research. I still don't own any investment properties. You want to build wealth! 💰💰 You want to make some money. And you realize that real estate is a great way to do that. It’s no coincidence that nearly all of the millionaires in the world own some kind of real estate. 🏘️ But, it can be intimidating. You don’t want to lose money and you don't know how to get started, so you do nothing. What if I told you - you can get started with as little as $500. 😂 I am going to share a real estate investment option with you today. I’m not a real estate investment guru. In fact I’ve shared a real estate fail with you guys already. I also shared with you 8 different ways to invest in real estate without managing properties. I want to highlight one of those options, which has to do with crowdfunding. This is something that has blown up in the last few years. All you need to get started is a computer an an internet connection. Fundrise is an online platform that allows you to start investing with as little as $500. So what is Fundrise? They are an online real estate and investment company that specializes in crowd funding. Crowdfunding has grown a lot in popularity over the last 5-6 years. You are investing into a real estate investment trust with Fundrise, by investing into a private REIT. This allows for a more nimble, less volatile opportunity for you. You do not have to be an accredited investor to utilize Fundrise. ➡️ So How Can You Make Money? Basically, you open and fund your account. Then Fundrise finds the opportunities for you. You gain dividends that pay out every quarter. They offer 5 different REIT options: ✳️ Focus on west coast ✳️ Focus on east coast ✳️ Focus on center ✳️ Focus on income ✳️ Focus on growth You can determine how you want to invest. You can chose one or all of these options. ➡️ What about their competitors? Rich Uncles is very similar to Fundrise in that you can get started with only $500 and you don’t have to be an accredited investor. However, Rich Uncles does not have a secondary platform and they are only available in a small number of states. Once you get started with them you are kind of in a relationship for the long haul. Realty Shares is another competitor with a few big differences. You have to start with $1,000 minimum and you must be an accredited investor. Doing research for this video I found a couple of other similar platforms like Realty Mogul. ➡️ Is this type of investing safe? 📈 Like any other investment, you have to weigh the risks vs. investment and see if this is right for you. ➡️ Am I going to put all of my money in Fundrise? 🙅 NO! 🙅 I don’t think you should put more than 5-10% into any of these online platforms. ➡️ What about Taxes? 😟 How do taxes work with Fundrise? You will either get 1099 dividends or a return of capital. Be prepared to pay in your tax bracket as you would on any income. There is a 90-day guarantee with Fundrise. You will pay a 3% redemption fee if you want to cash out after the 90 days. I will still be watching the competition to see if there are any major shifts or changes. Real Estate Investing and how to learn real estate investing is not as hard as many people think. However, it does require hard work and persistence. In this interview listen to a Real Estate Investor Testimonial between Dave Dinkel and John Aaron, one of his mentoring students, they discuss how to achieve high levels of personal goals on a daily basis. In this case John is earning in excess of $50,000 a month and is looking to achieve the $100,000 a month level in the months to come. John's Real Estate Investor Testimonial reveals he has been in the real estate investing business for about six months and he had no previous experience before joining Dave Dinkel's Mentoring Program. John's initial goal was to do a deal a week and average $15,000 a deal. Dave's most successful students average $100,000 a month using eleven methods that are taught in his Mentoring Program. The average wannabe real estate investor starts by buying and trying all sorts of educational information but he has no real help when he gets stuck. Mentoring programs can be very expensive and essentially unaffordable to most people -- not so with Dave Dinkel's program. This true Real Estate Investor testimonial is just one of hundreds of students actually doing Real Estate Investing deals. John's Real Estate Investor testimonial discusses how he struggled to get started and how so many of his buddies quit because they believed it didn't work. He found Dave Dinkel and his Educational Hours online and interviewed for a Mentorship spot and was accepted. The strategy that John uses is what Dave Dinkel taught him about making offers first in the morning followed by calling back the sellers or agents whom he made offers to the previous day. From there he works the deals until they are approved for purchase at which time he starts to sell them. He does not buy and hope to find a buyer -- as taught, John contracts the properties and then gets a buyer who will close on the deal. This allows John to do these deals with No money, No credit and No risk. John's Real Estate Investor testimonial elaborates a little on how long it takes to get some deals done and he relates that he has had them takes three to six months to complete and take out his profits. But the actual time spent on each deal can be in the minutes and very seldom more than a couple of hours. The profits in real estate deals are made by following up on deals that are initially rejected by the seller or listing agent -- as you will learn in real estate investing, if you offer the "perfect" amount and it is immediately accepted, you offered too high. Of the deals that John gets accepted, none are contracted at the list price or higher- - much contrary to public opinion and real estate agents' tales. I got this lead from my website and when I asked the seller how she found me she said she did a Google search for "cash buyers Florida" and found my website. When she called our office the lead went into our call tracking (through call rail) and directly into our Investor Fuse CRM. The lead manager booked an appointment for me to see the property since I live about a half a mile away from this condo. Investors ask me all the time how to get leads for real estate. It doesn't matter that much how you get your real estate leads. You can use direct mail, pay per click, Facebook Ads, cold calling - it doesn't matter, Just generate leads. If you have no leads then you have no real estate business. So pick a method and stick with it. Now I don't normally buy condos. In fact I hate buying condos because they are so hard to wholesale and flip to investors because the Condo Association often gets in the middle. So when this lady called my first response was to say that I was not interested in buying her condo. It's funny how when you don't want to buy something then the seller is more likely to want to sell it to you. And when you really want to buy something the seller is much less reluctant to sell it to you. Why do you think that is? It's psychology. You see if I go out on an appointment and say look I really don't want to buy your house (or condo) then the seller will typically say something like "buy why, please buy it". So you often get the best deals when you really don't want to buy the property. In this case, the condo is located in a 55+ community and cannot be rented out. That means you cannot keep it as an investment property and the only thing you can do is flip it as is or fix and flip it. The problem is that in this community there is a decent amount of inventory on the market so the fix and flip option doesn't look great because what if no one buys it after it's fixed up? To complicate the issue further, the HOA charges $350 a month so in addition to interest, taxes and insurance I have to keep paying the $350 a month. Bottom line I did not want to buy this condo at all and I let the seller know that. And what was the net result? I purchased this condo for 37% of asking price (because I really didn't want it). Even when I agreed to buy it, I estimated that it could take me maybe 6 months or a year to flip it (worst case). So that's another $4,200. A few weeks before closing I backed out and told the seller I didn't want it unless we reduced the price by 5k to cover the HOA fees. The seller agreed. Now this is not a slam dunk (it may be) but the comps in the building are substantially higher than what I paid (double) so I should be just fine and should make a very healthy profit when I sell this. But the buyer that I am selling to is not your typical cash buyer that is buying wholesale deals. I have to find a unique and specialized buyer. Someone from up north that is looking to move down to Florida and retire, and wants to buy a condo for cash that is cheap. So that is how I am going to be marketing it. At the beginning of the video, I show you how I had to get past the guard gate to get into the condo community. You cannot get past that gate unless you have an owner put your name at the gate or you have a realtor's business card (and you have to register). So when I tell new investors to get their license I am not kidding. If this was your lead and you had no real estate license then you would not even make it past the guard gate.
