Rich Dad Poor Dad has impacted thousands of people with me included. When my buddy Travis read the book he was impacted in a much deeper way. After reading the book he was determined to become a real estate investor. Even though he had ZERO money, ZERO experience, and ZERO mentorship, he didn't let that stopped him and didn't quit until he acquired his first rental property. Since then he has acquired several more properties and with each one becomes more confident in the process. His latest property should net him over $200k in profits. Travis: There are always deals, whether the market is up or down - you can still find good deals. You will run out of cash doing real estate but you can start partnering and working with other people. You goal is a quick turn around to cash flow - whether you are rehabbing and selling or doing repairs and renting. I try to complete remodels within 30 days. Once you start a remodel, you can run into issues you were not expecting. This can make staying on budget difficult, so it is always best to allow your self a margin to cover these surprises. Owning assets is definitely a major component in building wealth. With real estate I am able to rent some properties for ongoing monthly income and also rehab and sell houses to create cash flow for my company. When you are investing in real estate one of the hardest things can be actually finding properties that will allow you to make a profit. When I first started I was approved for a small mortgage, but I have grown that amount through the years. The biggest thing with real estate is to not give in too soon. You have to stick with it to find the right properties, find the cash flow to make it happen, and then keep building on that. It takes time to build up a real estate investment business. I feel it is necessary being in the position I am to make sure people are aware of these things that are happening way too often so you can protect yourself when running your business. I go over five real estate investor scams that I have seen happen to other investors as well as myself over the years and the most common one's to look out for. I thought I was going to have my first apartment when I was 25, but I am now 21 and already own 3 apartments, which is something mind blowing for me. I am no real estate expert or whatsoever, but I believe I made some smart moves that allow me to be now the owner of some apartments and the future owner of more. I think you have to first focus on your business and in accumulating capital before you start investing in anything. Once you have enough money, you can start thinking about diversifying and creating passive income streams. However, don't invest everything you have. I would suggest personally that you have the money to buy the real estate of your choice (property, house, apartment, etc.) cash, even if you are getting a loan for it. This way, you can also assume the possible risk of delayed rent payments, apartments without any renters, without having to struggle and stress over it. It also helps you to stand on your feet financially and not having to start from scratch every time you invest. Hope you got some value in this, my real estate journey is just starting, but I really suggest you invest as well. If you've been following this YouTube channel you know that I am a Certified Financial Planner. I help people manage their money and make smart investments decisions. 💸 In other words, I prevent them from losing their butt off of stupid impulsive money making ideas. There is one investment area that I don't know a lot about and actually had a failed experience with. So, what was this investment that I failed miserably with? ‼️ It was Real Estate! ‼️ A lot of people want to invest in real estate and it is something you can make a lot of money with. You can also lose a lot of money! 😞 Although this did not work out for me, I learned some very valuable lessons. I want to share with you 7 things that I learned. ➡️ 1. If it sounds to good to be true -- it probably is! This could include details of the financing program or the property itself. ➡️ 2. Stick with what you know -vs- what you think you may love. You will spend a lot of time learning and researching vs spending time on your established income stream. ➡️ 3. True deals are a lot harder to find than you may think. Don't get me wrong, the deals are out there, but you have to look in different places. ➡️ 4. Never overpay for a property. Your rental income has to cover your mortgage payment, fees, repairs, etc. and still produce a profit. ➡️ 5. Cash flow is everything! You are on the hook for this monthly payment for the next 15-30 years. ➡️ 6. Looking for deals in all the wrong places. You are not going to find the good deals in newspapers or on on craigslist. ➡️ 7. Never let greed control your emotions. Don't start counting the cash until you've done all your research. I still don't own any investment properties. Whether you're looking for instructions, tutorials, lessons, or just pure entertainment (on virtually any topic you can imagine), there's something for everybody... if you know where to look. In this blog post, I want to tell you about 5 of the best YouTube Channels I've come across in the real estate investing space. The funny thing is, even with the millions of real estate related videos on YouTube, it's been surprisingly difficult to find even a handful of channels that I'm happy to put my name behind and actually recommend. Maybe I'm just not looking in the right places, but it seems like every channel I dig into always comes across with a slimy sales pitch, or the videos just don't have a very good production quality. When I'm looking for a good YouTube Channel, there are just a few basic standards they have to meet... 1. Quality Content Whether the purpose is for entertainment, teaching new skills or informing the world about what's relevant today, a great YouTube channel MUST produce quality content. This is just a fundamental need in order to bring value to the table. 2. Regular Uploads As a YouTuber myself - I know that good videos require a TON of skill, effort and time to produce... so I don't necessarily expect every YouTube channel to publish new videos daily, or even weekly - but if a channel isn't posting new videos every month or two at the very least, they don't below on this list. 3. Viewer Focused Every good YouTube channel I've ever seen has at least one thing in common - they exist to be monetized. The difference that makes the great channels the best is that they're much more tactful about how they do this. When I'm watching a video - I usually don't want to be pitched on that person's latest course, book, or whatever. However, if the video gives me some kind of BIG, tangible value to work with (even if I don't buy that person's latest thing), it can still make for a great video. #realestateinvesting #realestate #retipster #sethwilliams #youtubechannels

Many people say you should not be an agent if you want to be an investor. I disagree! I save over $100,000 on my investment properties by being a real estate agent every year. I also get more deals because I am an agent. There are some downfalls to being an agent and investor, but overall if you want to be a serious investor I suggest you become a real estate agent as well. I save money on buying and selling houses, and I get more deals because I am an agent. People also say you cannot get deals from the MLS, but I flipped 26 houses last year (2017). and most of those were from the MLS. Buying, Selling, Investing In A Bubble | Real Estate How To

I am going to talk about 1) First Time Home Buyers 2) Current Home Owners 3) Real Estate Investors Lets just say for arguments sake (and for the sake of this video really) that the housing bubble does pop. How will you be affected? Before I get into these groups, there are a couple concepts you need to understand. The first thing to look at is the length of the downturn. This means the time it takes from the start of the bubble popping, to the bottom point of prices. If we look at the American Real Estate Bubble, it took about 5 years to reach the very bottom of the market. 5 Years is a long time. I made a video about it: https://youtu.be/DyQUUqKBIqE The second thing you need to understand is being stuck in a mortgage because of a downturn in the real estate market. What this means is that if you buy a home near the peak of the bubble (let’s say $600,000, but it could be any number. $300,000, 1 million, whatever), and then market then drops and your house is now worth $500,000. You cannot then sell your house because you would get $500,000 for it, but you would still owe the bank $600,000. You see? You would be about $100,000 in the hole. First Time Home Buyers: Let’s say you are a first time home buyer and you need to buy a house and can’t wait for the market to completely bottom out. Here are some things that I would do. 1) Make sure that you can easily afford the mortgage. Don’t get a mortgage that is at the top of your budget. Why? Because if interest rates rise, you need a buffer to keep you safe. A 1% jump in interest could be hundreds of dollars a month, and thousands of dollars a year extra. (check out an online mortgage calculator and see for yourself). 2) Make sure you will be happy for the next 5-10 years in the house you are buying. Why? If the market continues in drop you will most likely not be able to sell your house because you will owe more on the mortgage than what you will get from the sale. 3) Try to make sure that you are in a career that will still be paying the bills in 5-10 years. Why? Again, if the market continues to drop and you lose your job, you won’t be able to sell your house and downsize because you will owe more on the mortgage than you will get in the sale. What it boils down to is that it is kinda dangerous buying at the top of the market. In fact, if the market does take a tumble, anyone who bought near the top (like in the last 2-4 years) needs to keep their job, hope interest rates don’t go up, and make sure they don’t have any more kids because if the market drops they won’t be able to buy a bigger home. People Who Already Own a Home: As a homeowner in this hot real estate market, you might be thinking of how you could cash in. And there are a few ways that people are trying to do so. 1) Selling and then renting. The hope here is that you sell your home while the market is still hot and you can get a bunch of money for it, and then you rent until the market drops. The classic sell high, buy low. The problem you might come across is the market might take a while to totally bottom out. So you have to weigh where you think the market will land in 5 years, and then calculate the rent you might have to pay waiting for the market to bottom out. 2) Selling and moving to a less expensive area. This could actually be a pretty good play for some people. Some of the people doing this are close to retirement and don’t care about being close to a job. Others aren’t necessarily close to retirement, but can’t pass up the opportunity to sell a million dollar house in a bigger city and then buy for a fraction of that in a smaller community. So if you own your home there are ways to capitalize on this craziness in the real estate market, but you still have to be careful about how you do it. Real Estate Investing | Real Estate Tips | Rental Properties & Property Investment - Student Case Study Christiano House # 11 Are you looking to get started investing In Wholesale Real Estate, Rental Properties and Fix and Flips. In this video I am with my student Christiano in front of the 11th house that he has purchased in less than 2 years! His first house that he purchased was a rental property which he purchased from me with seller financing with only 10% down. Since then he has purchased 4 other rentals and 5 fix and flips and with this purchase he is up to a toal of 11 houses. What is remarkable about Christiano is that he just immigrated from Brazil about 18 months ago! And in just 18 months he has completed 11 deals. Christiano is definitely an action taker and he literally takes action immediately. The house in this video is located in Lehigh Acres which is on the West Coast of Florida. It is a 2 + hour drive from where he lives in Miami. Why Lehigh Acres? I happened to mention in my last boot camp that the West Coast of Florida was booming and that this area of Lee County had very strong population growth (one of the strongest in the U.S according to a 2017 Forbes Magazine article). Christiano had never been to Lehigh Acres before. But that didn't stop him. On the Monday after the boot camp, he went on Homelight.com and he did some research looking for a realtor with good ratings. He found a realtor and he scheduled an appointment to go look at some houses. He spent a few days looking at houses and he ended up purchasing two of them. I gave him a hard money loan on one of the houses and he wholesaled the other house to my student Marcos (see the next video). He made $7,000 wholesaling the house to Marcos and he is looking to make around $25,000 or so profit on this house which he plans on flipping (repairs are almost complete). The house in this video was purchased for $120,000 and I gave him the hard money loan. He spent $21,300 repairing it and he plans to put it on the market for $180,000. So he should make a nice profit on this fix and flip of around $25,000. Congratulations to Christiano on house number 11 and he is now helping my student Marcos on his first rehab property which is very close to this house. He wholesaled that house to Marcos and Marcos was smart and said that he would buy it if Christiano helped him rehab it. A true win/win for both of them. Christiano is one of my real estate mentoring students. Read Joe Crumps Blog: http://JoeCrumpBlog.com/ Read the Transcription: Joe: Hey, it's Joe. This video is titled "How To Build A Powerful Buyers List." Joe: A buyers list is one of the most important things that you can build because it gives you, for one, credibility. When you're talking to sellers, you can say, "I've got x number of people on my list. I've got 23 people on my list right now that want to buy a property rent to buy in this area. If I get your property, I'm going to send this email blast out to them right away and see if anybody's interested in buying.' Joe: If you've got 500 or you've got 1000 or 2000 people on your list, your credibility goes up even more. But even a few people -- even 10 to 20 people... And you can build this list in a week or two weeks, just by putting out signs and just by using Craigslist ads that I teach you how to do. Just by some simple little techniques, you'll bring people in. Joe: The more sellers you have and the more properties that you have to sell, the more buyers that are going to come in on that, because you may get 20, 50 or 100 buyers for each property that you have for sale that are going to call in on that but won't buy it. And they'll go into your buyers list. They'll go into your automated autoresponder so that they're on your list and then when you get your next property, you'll do an email blast out with some pictures, saying, 'This is rent to buy. This is another property. Are you interested?' Joe: The percentage of the properties that you sell if you have a list like this will sell overnight because of that. It's not a high percentage that will sell to your list. What I see is mostly between 10 and 15% of the properties, so if you have a list that has 200 or 300 people on it, maybe 10 to 15% of the properties that you put up for sale will sell directly through that list. And then having people on that list over time is also hugely beneficial to you. Joe: So, you want to build these lists. You want to use the software that I've already created for you to do this. We've got a website that gets them to opt in, or you can opt them in manually if you're talking to them on the phone. It puts them into a autorepsonder, which is a sequential email program that sends them out emails telling them all about rent to buy, teaches them why it makes sense, teaches them how to do it, teaches them how to find a property and shows them what they need to make it happen. Joe: It's a series of emails that goes out over time. It doesn't happen all at once. So, it keeps communication with them, it builds a relationship with them and it builds your credibility and it sells them on the idea of buying one of your properties so that when you send them another property that you've got for sale, they're going to know what it is and what to do with it and what they need to make it happen. And that makes them a much more qualified buyer when they do that. Joe: So building a list like this is vital to you. It's not as vital as working with sellers. I'm going to talk about that in another video. Build your sellers first. Get sellers and then buyers will come in. I've done it both ways (where we started with buyers first) but now I'm convinced that working with sellers is the best way to do it. Joe: A generic buyer is good and it'll build your list, it'll build your credibility and some of them will buy, but specific buyers for specific properties are much more likely to buy, whether they come off of your signs or your Craigslist ads -- it doesn't matter. With both of those types leads, you want those leads to come to you directly or to your person who's working with your buyers to get those people inside of that house and get it sold, so that you can sell it in days or weeks.... It’s no coincidence that nearly all of the millionaires in the world own some kind of real estate. 🏘️ But, it can be intimidating. You don’t want to lose money and you don't know how to get started, so you do nothing. What if I told you - you can get started with as little as $500. 😂 I am going to share a real estate investment option with you today. I’m not a real estate investment guru. In fact I’ve shared a real estate fail with you guys already. I also shared with you 8 different ways to invest in real estate without managing properties. I want to highlight one of those options, which has to do with crowdfunding. This is something that has blown up in the last few years. All you need to get started is a computer an an internet connection. Fundrise is an online platform that allows you to start investing with as little as $500. So what is Fundrise? They are an online real estate and investment company that specializes in crowd funding. Crowdfunding has grown a lot in popularity over the last 5-6 years. You are investing into a real estate investment trust with Fundrise, by investing into a private REIT. This allows for a more nimble, less volatile opportunity for you. You do not have to be an accredited investor to utilize Fundrise. ➡️ So How Can You Make Money? Basically, you open and fund your account. Then Fundrise finds the opportunities for you. You gain dividends that pay out every quarter. They offer 5 different REIT options: ✳️ Focus on west coast ✳️ Focus on east coast ✳️ Focus on center ✳️ Focus on income ✳️ Focus on growth You can determine how you want to invest. You can chose one or all of these options. ➡️ What about their competitors? Rich Uncles is very similar to Fundrise in that you can get started with only $500 and you don’t have to be an accredited investor. However, Rich Uncles does not have a secondary platform and they are only available in a small number of states. Once you get started with them you are kind of in a relationship for the long haul. Realty Shares is another competitor with a few big differences. You have to start with $1,000 minimum and you must be an accredited investor. Doing research for this video I found a couple of other similar platforms like Realty Mogul. ➡️ Is this type of investing safe? 📈 Like any other investment, you have to weigh the risks vs. investment and see if this is right for you. ➡️ Am I going to put all of my money in Fundrise? 🙅 NO! 🙅 I don’t think you should put more than 5-10% into any of these online platforms. ➡️ What about Taxes? 😟 How do taxes work with Fundrise? You will either get 1099 dividends or a return of capital. Be prepared to pay in your tax bracket as you would on any income. There is a 90-day guarantee with Fundrise. You will pay a 3% redemption fee if you want to cash out after the 90 days. I will still be watching the competition to see if there are any major shifts or changes. I get this question asked a lot. “What is your biggest mistake? What’s the biggest mistake you’ve ever made as a real estate investor?” I think that I can say without a doubt, the biggest mistake is borrowing money. Using lenders. The cost of borrowing money is very high. With the closing costs, and the points and the fees and the interest rate every month, you have to get properties that are so much under market value and you have to build in so much equity. And it also puts your name on the line. You know, when I, back in the 80’s, I started in ’86. And I got, in the first three years I bought, and I was building $17M worth of real estate in California, in southern California, and in 1991 the values dropped by 30% and the lenders, and these were all loaned, all mortgaged out, and they were mortgaged out to about, you know, 20%, within 20% of their value. So I had about 20% of equity in these properties. And, but when the values dropped 30%, the mortgage companies came to me and said, “Well, you need to put more money into these deals.” But I didn’t have that capital. I was leveraged out. I didn’t have that money to work with so I couldn’t put that money in and they cut my loans off. And they took the properties back. And I went bankrupt. And I lost my business and everything that I owned. I lost everything at that point. And that was in 1991. And after that, I wasn’t in a position to borrow money and I didn’t have any cash so I had to learn how to do this without using money. And that’s what that next, you know, five or eight years was all about, building my business back up, except, you know, figuring out how to do it with zero down. Because I didn’t have any other option. You know, if you have an option to buy it with a loan, it’s actually easier to buy a property with a loan than it is to do it with zero down. At least at the beginning. Because all you have to do is go out and pick a property and say, “I want that property, here’s my signature, you know, here’s my down payment. Let’s buy that property.” And the lenders will work with you because they’re making a ton of money. And if you don’t know what you’re doing, you’re either going to lose money, you might break even by doing a lot of work, or you might make a profit as well. And sometimes you get lucky and make a profit. I did that at the beginning and I made a profit. I was in the right market, the right place, the right time, bought the right properties. I was lucky at the beginning. Not everybody is lucky. But eventually, my luck turned and that’s when everything crashed. That’s when the market dropped. That’s when I got hit with all that stuff. And there’s other things that can happen besides a market drop that can take you under like that if you’ve got loans. So, be very careful about taking loans and if there’s any way that you can avoid it all together, I would absolutely encourage you to do that. And of course, if you use the techniques that I’m teaching, the zero down techniques that I’m teaching, the zero down structures, you’ll never have to borrow money. And all the people that ask me that are usually people that haven’t been through my course yet and learned how to do it without money. So, learn that process. This nightly rental strategy can turn a bad real estate deal around, prevent foreclosure, and allow you to do more deals, as nightly rental properties have completely different criteria from a traditional investment home. Unlike a traditional investment property, a nightly rental property can be located in the worst school district and on a major road, can have no parking and 95% of the time the crime rates in the area do not matter as long as the conditions are not horrible and as long as the crime is not happening right in front of the building. With this criteria you can get a potential discount of $20K- $200K and this nightly rental property has the potential to cash flow higher than a house located in the best area with the best school district with the lowest crime rate. Are you considering an investment in REITs (or Real Estate Investment Trusts) for dividends and cash flow? I personally own only one REIT in my dividend portfolio and consider my REIT an ancillary (non-core) position. That being said, I am in a unique situation because I work in the real estate industry and own a home (I am already over-weighted, at a high level, in the real estate industry). A subscriber question, today's video goes into a multitude of pros, cons, and factors to consider about investing in real estate investment trusts for dividend income. * Do you work in the real estate industry? Do you already own a home? Do you own physical real estate investments? If so, those are all factors worth considering when contemplating REITs for one’s dividend portfolio. When looking at diversification, I don't only look at my portfolio. I look at all factors in my life. If the real estate industry tanks, I don't want to get hit on the job front, the home front, and the portfolio front all at once! * Real estate investment trusts carry important tax considerations. As pass through entities, they avoid double taxation (and are required to distribute most of their earnings). That said, the shareowner has to pay ordinary income on dividends (as compared to long term capital gains on qualified dividends of most corporations). Long story short, the tax rate on dividends from REITs is higher than your typical dividend-paying corporation. Moreover, reporting REIT dividends on one's tax return can be complicated (the distributions sometimes involve ordinary income and return of capital). Learn why it's important to weigh tax considerations when investing in real estate investment trusts for dividends and cash flow. * Since some REITs pay dividends on a monthly basis, they can help you stay in the game. Those monthly dividend checks are great for reinvesting and building one’s portfolio. A subscriber insight, I really love this idea! * Interest rates are really low right now. As interest rates rise, some REITs may face challenges securing (affordable) capital to do deals. This could affect short-term and future prospects. * The retail industry is going through a lot of change. When investing in REITs, it's a wise idea to understand exposure to retail. * Sometimes, one can experience superior results by investing in real estate directly. It may be more effective to invest in rental properties than going the REIT route. That said, real estate investment trusts are easier since one does not have to actively manage the real estate assets.
