When you listen to financial news or read about the markets you frequently hear questions such as, “When is the Fed raising interest rates?” At its core, interest rate is simply the cost of using someone else’s money. The interest rate that the investors mostly refer to is the rate at which the Federal Open Market Committee sets for the Federal Funds, and at which banks borrow from and lend money to each other. This borrowing and lending activity affects the entire economy, including the stock market. Interestingly, the interest rate change takes about a year to affect the widespread economy, but the investors and markets react instantly. As an investor it is crucial to understand the relationship between the interest rates and the stock market. The Fed changes interest rate to control inflation. Simply put, the Fed increases the rate to decrease money supply. When the interest rates go up it is more expensive to obtain money. The opposite is true as well, when the interest rates go down it makes borrowing money much easier, which leads to more spending. The United States has the Federal Reserve, other countries have central banks that do the same. This interest rate is also important because, the prime rate is more or less the same, which is the rate at which the most creditworthy customers borrow money from commercial banks. The prime rate is what determines the mortgage rates, your credit cards’ annual percentage rate (APR), and other business and consumer loans. Let’s look at what happens to the economic and investing activity when the interest rates rise… From the discussion so far there has been no mentioning of interest rate changes directly impacting the stock market. So how does the rate at which banks borrow money from each other affect stock prices? When the interest rates increase, the prime rates also increase, which increases the credit card rates and the mortgage rates. Since the average consumer has to pay more for these items, they are left with less disposable income. In other words, the consumer has less money to spend on low priority important items. If a hotel chain depends on people to spend on vacation packages, its profits will drop because people having less disposable income. Similarly, households will be more reserved in their spending, which could look like cutting down on restaurant bills and cheaper brands for grocery shopping. But businesses are affected in a more direct way as well. Businesses borrow money from banks to expand their operations. When it becomes more costly to borrow money, they curb or revise their expansion plans. As they cut down on expansion it slows the growth. Depending on the business model it might even trigger cutbacks. When these factors reduce the net income of a listed company, its stock price usually drops. And this is how the change in interest rate impacts the stock market.

This is one of the safest ways to invest your money because there's no volatility. By placing your money in a high-interest savings account, you’re earning annual interest on your money. Now the reason I specifically say “high” interest savings accounts is because typical savings accounts offer little to no interest at all. A typical savings account usually offers around 0.10% while a high-interest account usually offers around 1.3%. Now 1.3% is by no means a high return, but the benefit here is security. You know that when you invest your money in a savings account, you’re guaranteed at least the amount you invested plus the interest earned each year. The second type of investment is a money market account. This is also one of the safest ways to invest your money because there's no volatility. I’m not going to go into too much detail because money market accounts are just another type of high-interest savings account. Although you have access to your funds with a money market account, you typically have less access than with a savings account. With a money market account, the interest rates vary, however, this type of investment usually returns somewhere between 1% and 2%. If you choose a money market account, make sure there are no monthly fees. The third type of investment is a certificate of deposit which is more commonly referred to as a CD. This is also one of the safest ways to invest your money because there's no volatility. A CD is a promissory note from a bank that pays a fixed interest over a specified amount of time. A CD is very similar to a savings account, however, it’s a very illiquid investment, meaning it’s not easily converted to cash. With a CD, investors typically set a maturity date, usually between 1 month and 5 years, which means that the investor will have to pay a penalty fee if they withdraw the money early. The fourth type of investment is a bond. Although bonds are still one of the safest investments you can make, they are just a bit riskier than the previous three. A bond is, in essence, an I Owe You Note issued by the government (local, state, or federal) or corporations. When either a company or the government is looking to fund a new project, they may issue bonds to raise the money. There are a few components to bonds. The bonds face value is the amount of money that was borrowed. The coupon rate is the rate of interest on the face value. The maturity date is when the bonds face value will be paid back to the lender. The fifth type of investment is a mutual fund. A mutual fund is basically a collection of stocks. Mutual funds vary in risk depending on the type of fund, but for the most part, mutual funds are safer than just stocks. Mutual funds are a great option for investors with little cash to invest. Some funds have investment minimums, but others have no minimums. Mutual funds are safer because they are pre-diversified collections of investments. There are many different types of mutual funds such as technology funds, bond funds, real estate funds, energy funds, foreign funds, emerging market funds, and so on. Mutual funds are operated by a fund manager that chooses and maintains the portfolio. The sixth type of investment is an Exchange Traded Fund, also known as an ETF. ETFs are similar to mutual funds, however, they are a bit riskier and are traded on an exchange like stocks. Mutual funds can only be bought or sold at the end of the day at their Net Asset Value (NAV), whereas ETFs can be bought and sold at any point throughout the day. One advantage to ETFs over Mutual funds is that they are more tax advantages. ETFs are a more hands-on investment than mutual funds. The seventh type of investment is a stock which is riskier than ETFs because there is no diversification and it is a very hands-on investment. A stock is a share of ownership of a company. The eighth type of investment is real estate. Now, this type of investment requires a lot of capital, but is a very worthwhile investment. There are two main ways you can invest in real estate: Flipping properties and renting properties. So just to recap, the 8 investments mentioned in this video are some common investments along with their riskiness. If you're a beginning investor, I encourage you to look into each of these investments further to see where you may be comfortable investing your money. It may or may not require the creation of a separate account. How long will it take to #double_my_money?: This is very simple rule. Simply divide 72 by the Annual Interest Rate and this is the time it will take you to double up your money. Suppose you wish to invest in Bank Fixed Deposit at interest rate of 8% p.a. than according to Rule 72 your invested money will be doubled in 72/8 = 9 years. This means if you invest Rs.1 lakh in Bank Fixed today than you will get Rs.2 lakhs if you stay invested for 9 years How does a fixed deposit work?: A fixed deposit is an investment in which money is deposited for a stated period of time and a fixed interest rate is paid at the end of that period. Each tenure comes with a fixed interest rate. The fixed deposit interest rates go higher than the standard rate if you invest a larger sum of money for a longer period. Minimum amount. The minimum amount accepted for fixed/short deposit is Rs.1,000/- for a period of 15 days and above and minimum of Rs.100 lacs and above for a minimum period of 7 days. What are the benefits of a fixed deposit?: For premature withdrawals, banks may charge you a small penalty. Saving Habit – Fixed Deposits help people in developing a habit of saving money. When you invest a certain amount in FD, that amount cannot be used until you withdraw it or maturity. These are some of the benefits of investing in fixed deposits. Is Fixed Deposit good?: Most people are unaware that fixed deposits (FD) is the most reliable investment avenue with excellent returns in the longer period. Fixed deposit interest rates are higher, as compared to savings account rates. This is because the invested amount is locked-in for a specified time period before its maturity. What happens when fixed deposit matures?: After maturity: A fixed deposits get renewed automatically if not withdrawn on maturity or the interest rate of savings account is paid for period after maturity. Therefore, while opening an FD, you have 2 options: After maturity the amount be transferred to a specific savings bank account. Can I get monthly interest on FD?: Interest paid on a fixed deposit is paid either monthly or quarterly according to the investor's choice. So if you invest Rs 3 lakhs in a one year fixed deposit which pays 8 per cent you can earn Rs 2,000 of interest every month or Rs 6,000 of interest every quarter Is FD tax free?: The interest earned under an FD is taxable under "income from other sources". The amount invested under 80C of the Income Tax Act is exempt but interest earned under such investments is taxable. It means if the interest earned from a company deposit exceeds R 5,000, the investor is liable for a TDS it. Are fixed deposits safe?: Bank Fixed Deposits (FDs) are generally safe investments because FDs up to Rs 1 lakh are insured under the Deposit Insurance & Credit Guarantee Scheme of India. No account minimums and no requirements to meet! Fifth Bank: Synchrony Bank. Pretty much the same as Marcus by Goldman Sachs and they also offer the same 2.05%! Sixth Bank: PNC Bank They offer 2.35% interest. That’s pretty much the highest that I’ve found on a savings account without any account minimum, without any fees, or without any weird deposit requirements, without any waiting lists, and best of all…while still having FDIC insurance! There are several other nation wide banks that offer 2.4%+ interest…although all of them had bad reviews, so I didn’t feel comfortable listing them. - In terms of other banks offering OVER 3% to match or even beat Robinhood…yes, that does exist. There are several other REGIONAL BANKS that offer 3% AND HIGHER if you meet their requirements. ** Investing in the right finances for your real estate deals is one of the most important things you’ll do. Creating the right amount of debt, getting the best rates and determining cash flow on your deal is incredibly important. A house isn’t considered an investment in this discussion. A house doesn’t produce cash flow and is another way for the bank to hold your money hostage. On a house, you’ll have a down payment, mortgage insurance and interest rate based on your credit score and other factors. You have to prove that you can afford the debt because the bank doesn’t consider it an income producing investment. The opposite occurs when you invest to buy an income producing property. In any real estate deal, your most important partner isn’t your agent or the person you are working with on the deal. Your biggest partner on the deal is the bank. When investing in commercial real estate, you should look for a multi-family investment with a minimum of 16 units. That’s because it produces enough income to protect the investment. Many times a bank will offer an interest-only loan at a certain percentage above Treasury rates when financing these types of deals. You’ll need to compare rates to find the best one and length of term for your situation. Financing is extremely important. You need to know financing because it costs you money. A difference of a quarter of a percentage point in interest rates on a large deal can mean paying hundreds of thousands of dollars more a year. Another difference you’ll want to pay attention to is your down payment. Unlike buying a house, you won’t want to pay your principle down after the initial down payment. The deal becomes about how much money you can make from it. As the land value continues to appreciate and rents continue to increase cash keeps flowing. This flow covers the debt payment and gives you passive income. There is no value in paying more to bring the debt down. Because financing is so important in these types of deals, you should spend more time negotiating financing than the price. As a small investor, the deck is stacked against you to keep you there. Don’t fall for these money myths: -Buy a house. In reality, this ties up your money. -Invest in a retirement plan. You’re giving your money to someone else and have no control over it. -Buy Stocks. Gambling with your money. -Savings Account. A bank gives you no return on your money by having it sit in your account. -Small real estate investments. These types of investments aren’t big enough to create real money that can become indestructible. Break out and invest.
