A Bengaluru investment firm, MorgenAll Co-operative Society run by Maqdooma Fathima and her husband Irfan Pasha (in pic) in Horamavu Main Road, has allegedly cheated hundreds of people. Investors had been lured in with the promise of attractive profits and started complaining when returns were not as expected. To their dismay, they found that the couple had closed down the company on Monday. Investors allege that the owners cannot be traced.  Ajay Hilori (DCP East) said, “We have taken the complaints of the investors and an FIR has been filed against the couple. We will investigate on this and nab them soon.”

This video is for everyone who is managing and running an investment strategy and for any individual who is already having some sort of results on the market Marco started 8 years ago and is managing investor’s money since 2013. There are many people who can say that people are going to go to the big companies. If you don’t know why people should choose you instead of another one, then you should not be in that space at all. Pain is always greater than pleasure. We are being attracted to returns and making money, but in reality we make that decision based on the fact that we don’t want to lose money. We want to avoid the pain of losing money. Your goal has to be to keep the risk and the losses as low as possible. That is a huge advantage and unique selling point. A good marketing strategy is to have a direct contact with the manager. You want to be very calm and keep focusing on your process. You should not be influenced by doubts and emotions. You need to have a team and to be able to communicate in a very professional way. You need to have a clear agreement signed in the beginning. You have to set everything up before the contract begins. Otherwise, it is going to be a huge mess. There has to be a very honest and transparent communication with the client. Both sides must know what the scenario is going to be if something goes wrong. You need to have a proper structure inside your company to stop trading. Negotiations and agreements are really important in this field. This is a crucial factor to achieve success in this space. You are going to get a lot of complaints. It is a part of the game and you have to accept it and deal with that in the best possible way. There is a possibility that if something goes wrong, people will want to exit at the wrong moment and even want their money back. That is why it is essential to be confident in yourself and to be able to persuade your clients that you are doing what it takes to make a positive ROI. The more you are able to convince the investors, the more they will trust in your strategy and that you can deliver results by not putting too much risk. You need to be able to make your clients believe that collaborating with you is the right thing. Marco has an online funnel to get new clients. An essential part of his funnel is an online platform that shows his skills and expertise. The platform combined with a simple social media strategy is a key factor that helps Marco to build his business successfully. A good way is to have single investors to contact you directly. However, Marco wants to connect with people who are introducing investors. Most of the time if you have a very solid profile, you are going to be contacted by them. After that you can get them on a call, proceed with the sales process and close the sale. The main objection that Marco faces is that clients do not believe that his results are real. It’s normal for them to be suspicious and you should not be too arrogant and close the doors to them to take advantage of your service.

5 Reasons to NOT Buy a Gas Station

Lets start with an interesting statistic. According to the NACS 2017 Retail Fuels Report, 59% of gas stations in the U.S. are one owner-operated. They own one store and often that store is attended by the owner. That type of business is what we call buying a job. The owners aren't working in the business because it makes so much money they are workimng there because they have to. Also interesting to note is that most major oil companies have sold off all or most of their fuel station holdings. Do you think you as a small business buyer have more market knowledge than the best business minds hired by the oil companies? Big oil is getting out of gas stations that should be a warning sign as shouold the huge number of single store owner operators. Many of these are struggling business owners making a living on very small margins. Which bring us to the next point 1. Small Margins. Here is a great infographic from the Orange County Register on where $50 spent at the pump goes. $30.75 to the oil company, $7.00 to the refineries, $6.00 on taxes, $4.00 to the delivery company, $1.25 on processing and transaction fees and finally right at the end of the chain you get $1.00. And that number can and does change sometimes even lower most owners suggesting an average of 1-3 cents net per gallon. If you speak with gas station owners as we do or even just visit forums and chatrooms with actual gas station owners most will tell you the gas is just a way to get people to the location and they actually make their money on cigarettes, soft drinks, coffee, and snack foods. But a huge problem today is more and more gas buyers are paying at the pump and not even entering the store making it even less profitable. But you will still have non driving walk in traffic leading us to reason #3 - rough customers 2. Most cheap gas stations are located in less than desirable neighborhoods and open 24 hours a day. And lets face it most gas stations are often frequented by some interesting people particularly in the late and early morning hours. We all watch Youtube and see some of the crazy stuff that happens in convenience stores and gas stations. That will also be happening to you - is that something you want to deal with? Ask your seller if they have ever had any issues where they had to call the police, and Google the address and see if any crime reports come up. There are over 7000 robberies each year at gas stations and 15,000 at conveniece stores which is disproportionate in relation to other businesses. 3. Franchising. Now there are many situations where the franchising model works. In my opinion gas is not one of them. In fact if you are at the mercy of buying only one companies gas at a fixed price, being unable to shop for better pricing, stuck with every promotion they decide on as well as having to pay franchise royalties and fees with your already slim margins, being profitable can be difficult. 4. Environmental issues.This is a problem specific to gas stations. Are the tanks leaking? If so the cost of cleanup can be costly. Many unwary buyers found themselves on the hook for huge bills because they chose to survey only assets that were above ground. 5. At the mercy of potential construction. Some unethical sellers pull a fast one and after determing that weeks or months of construction will make thier location inaccessible put it on the market. Always check with the local department of transportation prior to making an offer on a gas station. Or any business for that matter. Now in closing yes I understand that gas stations and convenience stores CAN be a good business or franchise. In these videos I provide the negative side because as we all know the seller is only giving you the good side. An business decision that has considered both the bad and the good is an educated one. It remains a popular chassis for rebodies and electric conversions Already selling the Corvette, General Motors management and accountants were opposed to investing in a second two-seater sports car. But in 1979, during the oil crisis, management saw a market opportunity for a fuel-efficient sporty commuter car, and design work on the Fiero commenced. To this end, it was fitted with a fuel efficient version of GM's 2.5 L four-cylinder "Iron Duke" engine capable of 27 mpg-US (8.7 L/100 km; 32 mpg-imp) in the city and 40 mpg-US (5.9 L/100 km; 48 mpg-imp) on the highway with the economy-ratio transmission option. These figures are U.S. Environmental Protection Agency test-circuit results, published by Pontiac, and confirmed from multiple sources.[2] It was impressive mileage for a 2.5 L engine of the period, and still good by today's standards, but the three-speed automatic reduced highway mileage to only 32 mpg-US (7.4 L/100 km; 38 mpg-imp). With respect to fuel economy, the Fiero would appeal to a market niche for which the Corvette with its V8 engine was unsuitable. 1987 saw changes to the front and rear fascias on the "base coupe" with the SE and GT models keeping the same "Aero" nose. The new non-aero noses lost the black bumper pads of the earlier models and had a smoother look. The four-cylinder engine's power rating increased to 98 hp (73 kW) with some major modifications which included a roller cam, redesigned intake manifold, distributorless ignition system (DIS), open combustion chamber cylinder head and upgraded throttle-body fuel injection system. This was the last year for the spin-on oil filter on the four-cylinder. The car was offered in Bright Metallic Blue and replacing the ribbed black molding was the round style found on the GT models. As a side note, the SE models retained the ribbed molding, and added the aero nose found on the GT. Redesigned headlight motors appeared in 1987. Additionally, starting with the 1987 model Pontiac dealerships offered an upgrade in the form of an "option" that changed the original body to a Ferrari-type body, called the Fiero Mera. While technically a "kit", the change in body style was offered only on new Fieros and is considered a class of car in its own right. There was a limited production of Fiero Meras made however, as the company that produced them, Corporate Concepts, was sued by Ferrari and ordered to stop.

Looking into the idea of buying a Santa Clarita condo for an investment purpose? Buy and hold? It's a great idea. Prices are still going up as the May 2014 Santa Clarita real estate stats show. If you're planning on getting a loan to buy your investment condo however, and can't go all-cash, you may run into the issue where the lender has a requirement as to what the owner occupancy ratio is compared to the mix of renters. They typically want to see a higher ratio of owners vs renters. That said, the number changes monthly usually, as people move in, and out, and as sales take place. When you're in escrow, you've already invested quite a few bucks, and submitted your good faith deposit. It might be a good idea when researching Santa Clarita condos and attached homes for sale, to first look into the actual ratio of owners vs renters in a community you're interested in investing in, and then find out what your lender's guideline is - the number it must be above. UPDATE FROM LOCAL LENDER JUNE 26, 2014: I received this in an email blast from a local lender today, that goes over some of the requirements with respect to owner occupancy issues here in the Santa Clarita real estate market; I'll paste here for your review (always call for up-to-date info/changes as this can be revised at any time): "If a buyer puts less than 10% down or is buying a property as an investment, then they will be subject to full condo reviews. For full condo reviews we must meet the following requirements: Project must have less than 15% delinquency on HOA fees Project must be putting at least 10% of their does towards reserves Project must be at least 50% Owner occupied for Investment buyers Project must be at least 30% Owner occupied for owner occupied buyers Litigation would be looked at on a case-by-case basis Project must have ample reserves No one entity can own more than 10% of the units in the complex Common Areas must be completed" Need a Santa Clarita real estate agent who can walk you through all this stuff? I do in fact have many reasons for staying here, but it goes without saying that 330 sunny days a year is pretty close to the top of my list. So, if you are considering living in a warmer climate, then now is the right moment in time to consider the move, with current property prices at about a 10 year low. On average most properties are selling at 50% less than what was being asked just 5 years ago, and in El Campello there are still so many brand new apartments without an owner yet. El Campello is quietly secluded on the Costablanca, just 12KM north of Alicante, so you aren't exactly isolated from the outside world, and you don't necessarily need to be car dependent. Quite honestly, if you do live in the town itself, you really don't need a car, as all of the local amenities are easily within walking distance. Campello pronounced "Campeyo" is therefore within easy commuting distance of both Alicante and Benidorm, where you will also find the majority of English speaking schools. There are local Primary and Secondary schools in El Campello, and the only requirement for EU members is that the children are registered in the Campello Town Hall on the official roll. Traditionally, the majority of Europeans living here are on the whole of retired age, and why not, El Campello has a lovely promenade running by the sandy beach with bars and restaurants to cool down in, or even soak up the warm sunshine, and virtually all year round. There is also a green park zone with a special children playing area, along with a large terrace bar, offering a breakfast special called "Churros" with chocolate:). There are also several international restaurants throughout El Campello, so no need to just get comfortable down at the beach, so why not explore the town for Tapas bars, which normally come free with a drink. Large Supermarkets can be found throughout Campello, and the local hypermarket "Carrefour" is in San Juan, just a five minute drive away, where you can also find cinemas, and also the local Macdonalds:) Campello is a fairly quiet town throughout most of the year, but things begin to liven up during the local fiestas in July and October, with the Moors and Christians festival coming up very shortly. Everyone is made to feel welcome by the people of El Campello, who do like a drink or two til early hours of the morning. The summer months will also cause a shortage of free parking due to the amount of national holidaymakers in town, but otherwise finding a permanent free parking spot for local residents is very easy.
