Running a business takes confidence. As an entrepreneur and business owner you often need to make decisions quickly. You've got it all on the line and you're confident having stepped out from the edge of the cliff without really knowing where you'll land. But if you apply that mindset to investing you might be risking more than you can afford and some losses are unrecoverable. To make sure you're on track to get where you want to go and to ensure that you are going to be able to grow your net worth over time you want to mentally and physically separate your business from your personal assets. You're great at running your business but don't fall prey to a cognitive bias called Over Confidence. Your entrepreneurial spirit can lead you astray when it comes to investing. ABOUT LOUIS …………………. I’m Louis Massaro, author of 10 Rules of a Profitable Moving Company and founder of Moving Mastery, a mentoring, coaching, and education company dedicated to helping entrepreneurs in the moving industry increase profits by implementing proven strategies in marketing, sales, and operations. I help entrepreneurs and business owners unlock their company’s full potential so that they can not only make more money but live a more balanced, fun and fulfilling life. When I opened my first moving company in 2000, I was a 19-year-old kid that started by placing an ad in the yellow pages and renting a couple of trucks. At first, my office was the parking lot of the truck rental yard where I dispatched the crews out of my car. I was struggling to operate on a shoestring budget and maxed out credit cards. It was not a professional set up. When drivers and helpers came for an interview they thought it was a joke. Although it wasn’t an easy start, every obstacle and setback were opportunities to learn. It took me a few years of making a ton of mistakes and constantly saying to myself “there’s got to be a better way to do this” before I really developed a solid process and system. I finally mastered a system for running a very profitable moving & storage company, while also discovering how to have balance in my life and not work crazy hours. I took that system and started opening up several offices in cities throughout the US where we sold over $20 Million per year in moves. I’ve also taught and continue to teach my system to others. My students have gone on to build their own multi-million dollar moving companies. They continue to thrive and profit while they are able to spend more time with family and doing the things they love in life. I’m blessed to have had some tremendous success in the moving industry, building a nationwide company from scratch that provided a great service to tens of thousands customers each year. After 16 years in business, I’m fortunate to be able to have sold my companies and enjoy the fruits of my labor. I’m passionate about helping entrepreneurs avoid unnecessary struggles and stresses while becoming more profitable in their business and happier in their lives! Top 4 Reasons to NOT Buy a 7-Eleven Franchise

09:04
One of the brands we are frequently asked about is the 7-Eleven Franchise. 7-Eleven stores can be found on almost every street corner and they are one of the most visible franchise brands. Many people think that means it must be very successful, and that 7-Eleven stores will make you rich. But what does 7-Eleven's corporate success mean to you as an individual franchise owner? If your dream is to buy a 7-Eleven and you really want to invest intelligently knowing both sides of the story let's look at 4 reasons you might not want to invest in a 7-Eleven franchise. 1. 50% or more of Profits to 7-11. 7-Eleven is an "Operator Model", or what we like to call "buying a job". So 7-Eleven buys the store, land, building and equipment and then leases it back to you - the franchisee. Despite the relatively large investment you will make, typically $150,000 or more 7-Eleven corporate will take close to or in same cases over 50% of your revenue. Franchise owners often find they have to work in the store themselves in order to make any money at all. Its interesting how 7-11 describes this arrangement on their website " A gross profit split means we are invested" and you can see in the image here. 7-Eleven in my opinion is misleading buyers by not disclosing they take at least 50% of your gross revenue upfront. And if you think 50% is bad wait until your store starts earning more money. Unlike many other franchises that reward you for doing well with a declining royalty - 7-Elevens fees go up the more money you make. so 52% 55% 56% and on and on. How much does a 7-Eleven store owner make? Well a lot dependson what you are selling as some items have much higher margins but a very approximate estimate is 5% of store sales so a store doing $1,000,000 in sales would generate about $50,000 for the owner. There are more accurate ways to forecast 7-Eleven franchise earnings but that will give you a ballpark. Now you know why you often see owners working in the stores. Duplex Investment - Pros and Cons to Duplex Investments - REIClub.com

http://www.REIClub.com Duplex Investments May Be Better Than Single Family Homes. Here's What Real Estate Investors Need To Know About Investing in Duplexes... SUBSCRIBE TO OUR YOUTUBE CHANNEL http://www.youtube.com/subscription_center?add_user=reiclub SUBSCRIBE TO OUR FREE NEWSLETTER https://www.reiclub.com/real-estate-newsletter.php LET’S CONNECT http://www.facebook.com/reiclub http://twitter.com/reiclub https://plus.google.com/+reiclub http://www.pinterest.com/realestateclub/ Hi, this is Frank Chen with REIClub.com, the only site you need as a real estate investor. Today I've got a quick video on duplexes Duplex Investment vs. House Investment - Which is better, buying a duplex or buying a house? - Are you currently renting a house, living in an apartment, condo, duplex? - How much are you paying in rent? The reason I ask is because duplexes offer great opportunities for first time home-buyer to get involved in real estate, especially if you don't have a lot of money. There are scenarios where you can invest in more expensive duplex, versus a home, and actually pay less on the duplex than the home's mortgage. Pros of Investing in Duplexes - Live in one area and rent out the other(s) - Duplexes are significantly more affordable than single family homes (depending on area) - Usually easier to make the mortgage payment because you are getting more rent per unit vs. a home - Equity appreciation - Rent Increases - Usually have lower insurance cost - Deduct mortgage interest and taxes from income tax liability - Additional Tax benefits - insurance on rental side, depreciation of half the cost of the building - Feel of a home, bigger than an apartment - Owner occupants - able to keep a close eye on your investment - Back-up - Rent to family or relatives - Biggest benefits - use the income and equity to invest in your first residential home Cons of Investing in Duplexes - Owner occupant - sharing the property - Owner occupant - may turn off potential tenants - dont want to live by landlord - Common rental issues - collecting rent, maintenance, etc... - Only the rental side is tax deductible - Odd hour repair requests - friendly neighbor policy - Yard maintenance - Stigma - duplex rentals seem to be less desirable than homes - Type of tenants you acquire may be less desirable - May be Harder to sell Investing in Duplexes for either an owner occupant or an investor will come with some of the same responsibilities as buying a house... yard work, maintenance, and repairs. But it's also a great way to get started as a homeowner and in real estate investing. If your current living situation is in an apartment building, you probably will feel like you're getting MORE privacy by moving into a duplex, while if you're moving from a single family house you may feel that you're giving up more. Again, this is Frank Chen with REIClub.com. Please take the time to leave your comments for this video below and please subscribe to our YouTube channel so you'll be automatically notified when we upload more quick video tips for you. Take care and good investing. http://www.youtube.com/watch?v=3NwzwuEy8HI "REIClubRealEstateInvesting"

Using FHA to leverage your first investment property

02:29
Use an FHA loan to purchase a multi family property investment property that generates enough income to allow you to live for almost free while you occupy the property and receive a healthy cash flow. These kinds of properties are desirable because you will not only be a home owner, but you will get to pay off your mortgage with drastically lower payments and build equity much faster. What kind of multi-unit property can the FHA home loan be used on? How this works is that the borrower of the FHA home loan will qualify for and be approved to purchase a multi-unit property. This will be either for two units (a duplex), three units (a triplex), or four units (a four-plex). The most units you may have is four, and the main stipulation is that you live in one of the units. Another requirement will be that if you are renting out the properties, the tenants will need to have been living there, or if they will be new tenants, you need a prepared lease agreement and their deposits from them ahead of time. You cannot normally count the rent payments as part of your current income. Start investing to make money in Real estate today !! How To Start An Investment Fund (Interview With a Fund Owner/Manager)

Add me on Facebook: http://www.facebook.com/aleksander.vitkin Watch the free training on how to build an online business here: http://www.vitkin.net In this video we are going to talk about how to go from an investor or trader to starting and running your own fund. You are going to find out how to get new clients, how to convince people to invest inside your fund. This video is for everyone who is managing and running an investment strategy and for any individual who is already having some sort of results on the market Marco started 8 years ago and is managing investor’s money since 2013. There are many people who can say that people are going to go to the big companies. If you don’t know why people should choose you instead of another one, then you should not be in that space at all. Pain is always greater than pleasure. We are being attracted to returns and making money, but in reality we make that decision based on the fact that we don’t want to lose money. We want to avoid the pain of losing money. Your goal has to be to keep the risk and the losses as low as possible. That is a huge advantage and unique selling point. A good marketing strategy is to have a direct contact with the manager. You want to be very calm and keep focusing on your process. You should not be influenced by doubts and emotions. You need to have a team and to be able to communicate in a very professional way. You need to have a clear agreement signed in the beginning. You have to set everything up before the contract begins. Otherwise, it is going to be a huge mess. There has to be a very honest and transparent communication with the client. Both sides must know what the scenario is going to be if something goes wrong. You need to have a proper structure inside your company to stop trading. Negotiations and agreements are really important in this field. This is a crucial factor to achieve success in this space. You are going to get a lot of complaints. It is a part of the game and you have to accept it and deal with that in the best possible way. There is a possibility that if something goes wrong, people will want to exit at the wrong moment and even want their money back. That is why it is essential to be confident in yourself and to be able to persuade your clients that you are doing what it takes to make a positive ROI. The more you are able to convince the investors, the more they will trust in your strategy and that you can deliver results by not putting too much risk. You need to be able to make your clients believe that collaborating with you is the right thing. Marco has an online funnel to get new clients. An essential part of his funnel is an online platform that shows his skills and expertise. The platform combined with a simple social media strategy is a key factor that helps Marco to build his business successfully. A good way is to have single investors to contact you directly. However, Marco wants to connect with people who are introducing investors. Most of the time if you have a very solid profile, you are going to be contacted by them. After that you can get them on a call, proceed with the sales process and close the sale. The main objection that Marco faces is that clients do not believe that his results are real. It’s normal for them to be suspicious and you should not be too arrogant and close the doors to them to take advantage of your service.

I have over 680 of them on here and upload reguarly. Make sure and call with any questions Nathan Wratislaw AKA 1 Owner car Guy 406 544 6919 From Wikipedia The Pontiac Fiero is a mid-engined sports car that was built by the Pontiac division of General Motors from 1984 to 1988. The Fiero—meaning "proud" in Italian and "wild", "fierce", or "ferocious" in Spanish—was designed by George Milidrag and Hulki Aldikacti as a Pontiac sports car. The Fiero was the first two-seater Pontiac since the 1926 to 1938 coupes, and also the first and only mass-produced mid-engine sports car by a U.S. manufacturer. Many technologies incorporated in the Fiero design such as plastic body panels were radical for its time. Alternative names considered for the car were Sprint, P3000, Pegasus, Fiamma, Sunfire, and Firebird XP.[citation needed] The Fiero 2M4 (two-seat, Mid-engine, four-cylinder) was on Car and Driver magazine's Ten Best list for 1984. The 1984 Fiero was the Official Pace Car of the Indianapolis 500 for 1984, beating out the new 1984 Chevrolet Corvette for the honor. 370,168 Fieros were produced over the relatively short production run of five years; by comparison, 163,000 Toyota MR2s were sold in its first five years.[1] At the time, its reputation suffered from criticisms over performance, reliability and safety issues. Today, however, compared to less adventurous attempts at two-seaters such as the Ford EXP, the unique style of the Fiero compared to other American cars has left it a cult following as a collectible car. It remains a popular chassis for rebodies and electric conversions Already selling the Corvette, General Motors management and accountants were opposed to investing in a second two-seater sports car. But in 1979, during the oil crisis, management saw a market opportunity for a fuel-efficient sporty commuter car, and design work on the Fiero commenced. To this end, it was fitted with a fuel efficient version of GM's 2.5 L four-cylinder "Iron Duke" engine capable of 27 mpg-US (8.7 L/100 km; 32 mpg-imp) in the city and 40 mpg-US (5.9 L/100 km; 48 mpg-imp) on the highway with the economy-ratio transmission option. These figures are U.S. Environmental Protection Agency test-circuit results, published by Pontiac, and confirmed from multiple sources.[2] It was impressive mileage for a 2.5 L engine of the period, and still good by today's standards, but the three-speed automatic reduced highway mileage to only 32 mpg-US (7.4 L/100 km; 38 mpg-imp). With respect to fuel economy, the Fiero would appeal to a market niche for which the Corvette with its V8 engine was unsuitable. 1987 saw changes to the front and rear fascias on the "base coupe" with the SE and GT models keeping the same "Aero" nose. The new non-aero noses lost the black bumper pads of the earlier models and had a smoother look. The four-cylinder engine's power rating increased to 98 hp (73 kW) with some major modifications which included a roller cam, redesigned intake manifold, distributorless ignition system (DIS), open combustion chamber cylinder head and upgraded throttle-body fuel injection system. This was the last year for the spin-on oil filter on the four-cylinder. The car was offered in Bright Metallic Blue and replacing the ribbed black molding was the round style found on the GT models. As a side note, the SE models retained the ribbed molding, and added the aero nose found on the GT. Redesigned headlight motors appeared in 1987. Additionally, starting with the 1987 model Pontiac dealerships offered an upgrade in the form of an "option" that changed the original body to a Ferrari-type body, called the Fiero Mera. While technically a "kit", the change in body style was offered only on new Fieros and is considered a class of car in its own right. There was a limited production of Fiero Meras made however, as the company that produced them, Corporate Concepts, was sued by Ferrari and ordered to stop.

Is a Yacht A Good Investment?

02:25
Is a yacht A good Investment? Hey guys, it’s the yacht hunter, you’re trusted yacht purchasing advisor. Today, we’re answering the question I get asked most frequently and that’s ‘is a yacht a Good investment’? And the rational answer to that question is ABSOLUTELY NOT. A capital intensive, depreciating asset subject to market conditions, is never a necessity and rarely sexy to the balance sheet. But, a yacht over 100’ is being purchased ever 1.3 days so what do these owners know that you don’t and the answer to that question is 1 of the following 3 answers. 1 – Lifestyle Investment – This is what every salesman or advertisement will tell you; you can’t put a price on happiness or a tag on the lifestyle that comes with it. Being able to be one of the select few in the world that enjoy yacht ownership, being able to travel in style or to create amazing experiences, is something you’ll really enjoy….and that’s definitely true. People that enjoy the finest luxuries in the world can enjoy yachts just as much as the shirt wearing tech entrepreneur in a fashion that fits them. 2 – Business Investment – This is where I, and a number of owners swear by why a yacht is a great investment. Everytime you invite a client onto your yacht, they’ll be there, with big grins, dropped jaws, and hands ready to sign away. Separating yourself from your competitors, allows you to attract top talent, motivate employees, create an intrigue and admiration, unlike anything else can. 3 – Potential Tax Benefits – While I’m not a maritime attorney or a CPA and you should definitely consult with one to optimize your tax benefits when owning a yacht, the cost of purchase and operations offset or reduce revenue to decrease taxable income. So essentially, you ask the question would you rather pay tax on $20 Mil or would you rather pay tax on $13 Mil and have a $7 million yacht? When you look at it that way, the answer is easy. If this shifted your perspective, opened your eyes be sure to give this video a big thumbs up and subscribe for other great yacht purchasing content. After that, head over to my website at www.theyachthunter.com for other great yacht purchasing content and resources. Thanks so much for watching and until next time, Happy Yachting my friends.
