One of the brands we are frequently asked about is the 7-Eleven Franchise. 7-Eleven stores can be found on almost every street corner and they are one of the most visible franchise brands. Many people think that means it must be very successful, and that 7-Eleven stores will make you rich. But what does 7-Eleven's corporate success mean to you as an individual franchise owner? If your dream is to buy a 7-Eleven and you really want to invest intelligently knowing both sides of the story let's look at 4 reasons you might not want to invest in a 7-Eleven franchise. 1. 50% or more of Profits to 7-11. 7-Eleven is an "Operator Model", or what we like to call "buying a job". So 7-Eleven buys the store, land, building and equipment and then leases it back to you - the franchisee. Despite the relatively large investment you will make, typically $150,000 or more 7-Eleven corporate will take close to or in same cases over 50% of your revenue. Franchise owners often find they have to work in the store themselves in order to make any money at all. Its interesting how 7-11 describes this arrangement on their website " A gross profit split means we are invested" and you can see in the image here. 7-Eleven in my opinion is misleading buyers by not disclosing they take at least 50% of your gross revenue upfront. And if you think 50% is bad wait until your store starts earning more money. Unlike many other franchises that reward you for doing well with a declining royalty - 7-Elevens fees go up the more money you make. so 52% 55% 56% and on and on. How much does a 7-Eleven store owner make? Well a lot dependson what you are selling as some items have much higher margins but a very approximate estimate is 5% of store sales so a store doing $1,000,000 in sales would generate about $50,000 for the owner. There are more accurate ways to forecast 7-Eleven franchise earnings but that will give you a ballpark. Now you know why you often see owners working in the stores. The reason I ask is because duplexes offer great opportunities for first time home-buyer to get involved in real estate, especially if you don't have a lot of money. There are scenarios where you can invest in more expensive duplex, versus a home, and actually pay less on the duplex than the home's mortgage. Use an FHA loan to purchase a multi family property investment property that generates enough income to allow you to live for almost free while you occupy the property and receive a healthy cash flow. These kinds of properties are desirable because you will not only be a home owner, but you will get to pay off your mortgage with drastically lower payments and build equity much faster. What kind of multi-unit property can the FHA home loan be used on? How this works is that the borrower of the FHA home loan will qualify for and be approved to purchase a multi-unit property. This will be either for two units (a duplex), three units (a triplex), or four units (a four-plex). The most units you may have is four, and the main stipulation is that you live in one of the units. Another requirement will be that if you are renting out the properties, the tenants will need to have been living there, or if they will be new tenants, you need a prepared lease agreement and their deposits from them ahead of time. There are many people who can say that people are going to go to the big companies. If you don’t know why people should choose you instead of another one, then you should not be in that space at all. Pain is always greater than pleasure. We are being attracted to returns and making money, but in reality we make that decision based on the fact that we don’t want to lose money. We want to avoid the pain of losing money. Your goal has to be to keep the risk and the losses as low as possible. That is a huge advantage and unique selling point. A good marketing strategy is to have a direct contact with the manager. You want to be very calm and keep focusing on your process. You should not be influenced by doubts and emotions. You need to have a team and to be able to communicate in a very professional way. You need to have a clear agreement signed in the beginning. You have to set everything up before the contract begins. Otherwise, it is going to be a huge mess. There has to be a very honest and transparent communication with the client. Both sides must know what the scenario is going to be if something goes wrong. You need to have a proper structure inside your company to stop trading. Negotiations and agreements are really important in this field. This is a crucial factor to achieve success in this space. You are going to get a lot of complaints. It is a part of the game and you have to accept it and deal with that in the best possible way. There is a possibility that if something goes wrong, people will want to exit at the wrong moment and even want their money back. That is why it is essential to be confident in yourself and to be able to persuade your clients that you are doing what it takes to make a positive ROI. The more you are able to convince the investors, the more they will trust in your strategy and that you can deliver results by not putting too much risk. You need to be able to make your clients believe that collaborating with you is the right thing. Marco has an online funnel to get new clients. An essential part of his funnel is an online platform that shows his skills and expertise. The platform combined with a simple social media strategy is a key factor that helps Marco to build his business successfully. A good way is to have single investors to contact you directly. However, Marco wants to connect with people who are introducing investors. Most of the time if you have a very solid profile, you are going to be contacted by them. After that you can get them on a call, proceed with the sales process and close the sale. The main objection that Marco faces is that clients do not believe that his results are real. It’s normal for them to be suspicious and you should not be too arrogant and close the doors to them to take advantage of your service.

The Fiero—meaning "proud" in Italian and "wild", "fierce", or "ferocious" in Spanish—was designed by George Milidrag and Hulki Aldikacti as a Pontiac sports car. The Fiero was the first two-seater Pontiac since the 1926 to 1938 coupes, and also the first and only mass-produced mid-engine sports car by a U.S. manufacturer. Many technologies incorporated in the Fiero design such as plastic body panels were radical for its time. Alternative names considered for the car were Sprint, P3000, Pegasus, Fiamma, Sunfire, and Firebird XP. The Fiero 2M4 (two-seat, Mid-engine, four-cylinder) was on Car and Driver magazine's Ten Best list for 1984. The 1984 Fiero was the Official Pace Car of the Indianapolis 500 for 1984, beating out the new 1984 Chevrolet Corvette for the honor. 370,168 Fieros were produced over the relatively short production run of five years; by comparison, 163,000 Toyota MR2s were sold in its first five years. At the time, its reputation suffered from criticisms over performance, reliability and safety issues. Today, however, compared to less adventurous attempts at two-seaters such as the Ford EXP, the unique style of the Fiero compared to other American cars has left it a cult following as a collectible car. It remains a popular chassis for rebodies and electric conversions Already selling the Corvette, General Motors management and accountants were opposed to investing in a second two-seater sports car. But in 1979, during the oil crisis, management saw a market opportunity for a fuel-efficient sporty commuter car, and design work on the Fiero commenced. To this end, it was fitted with a fuel efficient version of GM's 2.5 L four-cylinder "Iron Duke" engine capable of 27 mpg-US (8.7 L/100 km; 32 mpg-imp) in the city and 40 mpg-US (5.9 L/100 km; 48 mpg-imp) on the highway with the economy-ratio transmission option. These figures are U.S. Environmental Protection Agency test-circuit results, published by Pontiac, and confirmed from multiple sources. It was impressive mileage for a 2.5 L engine of the period, and still good by today's standards, but the three-speed automatic reduced highway mileage to only 32 mpg-US (7.4 L/100 km; 38 mpg-imp). With respect to fuel economy, the Fiero would appeal to a market niche for which the Corvette with its V8 engine was unsuitable. 1987 saw changes to the front and rear fascias on the "base coupe" with the SE and GT models keeping the same "Aero" nose. The new non-aero noses lost the black bumper pads of the earlier models and had a smoother look. The four-cylinder engine's power rating increased to 98 hp (73 kW) with some major modifications which included a roller cam, redesigned intake manifold, distributorless ignition system (DIS), open combustion chamber cylinder head and upgraded throttle-body fuel injection system. This was the last year for the spin-on oil filter on the four-cylinder. The car was offered in Bright Metallic Blue and replacing the ribbed black molding was the round style found on the GT models. As a side note, the SE models retained the ribbed molding, and added the aero nose found on the GT. Redesigned headlight motors appeared in 1987. Additionally, starting with the 1987 model Pontiac dealerships offered an upgrade in the form of an "option" that changed the original body to a Ferrari-type body, called the Fiero Mera. While technically a "kit", the change in body style was offered only on new Fieros and is considered a class of car in its own right. There was a limited production of Fiero Meras made however, as the company that produced them, Corporate Concepts, was sued by Ferrari and ordered to stop.
