Financing rental properties the right way is a video about the two most commonly used ways to finance rental properties for real estate investors. The first way to finance a rental property is Investor A who purchases a $100,000 property and leaves $20,000 in the deal. He starts with $100,000 capital to invest. After 5 houses leaving in $20,000 this investor will run out of money. Investor B finances his rental properties using the BRRRR method which stands for Buy Rehab Rent Refinance Repeat. You are buying a house at a discounted rate and then forcing the appreciation upwards and value up to where the house is appraised at $100,000. So say you bought it for $50,000 then had $20,000 in repairs and then $10,000 in carrying, financing, and closing costs your total liability is now $80,000. The bank will lend you $80,000 or 80% of the $100,000 appraised value loan to value. Now you have a financed house and your original capital to reinvest. I’m not an accountant or a solicitor and I don’t specialise in Trust Law, so whilst I can’t comment on how this can be done, I would like to think about how this might affect a property business. In my opinion, one of the potential problems with having a trust fund is that there might not be too many lenders who would be keen on lending to this type of entity. You have to think that a main priority for any lender is to assess how they could get their asset back if the mortgage payments were to stop – and this might not be viewed as straightforward. As such, it might be difficult going forward to build a portfolio. With this in mind, in this video I take a look at how it might be possible to get around this, and consider how you can structure your business so that your lending is not curtailed. Investing for the future... It's an issue none of can afford to ignore. No one's job is safe these days... How would you cope if you lost yours? We're all living longer too... So are you saving enough to fund 25 years or more of retirement? Can you really afford to pay for your children or grandchildren to go to university - or help them onto the property ladder? And what about all those holidays you promised yourself? We entrust the vast bulk of our investments to fund managers. Here in the UK, according to Her Majesty's Treasury, the industry has more than four TRILLION pounds of investors' money under management. Fund managers invest people's savings wherever they see fit - mainly in equities, or shares in listed companies. They claim to be experts at making our making grow, using their expert knowledge to pick the shares that will outperform the market. But all too often the returns they produce are considerably lower than the average return of a benchmark index like the FTSE 100 - or the S&P 500 in the States. For veteran investment guru John Bogle, the problem is simple. Fund managers just aren't as smart as they like to think they are. As it means trading against the view of numerous market participants with superior information, buying or selling a security is effectively just a bet. So, whilst your fund manager might lead you to believe it's his knowledge or intelligence that enables you to beat the market, he's really no better than a gambler. So, you might be lucky enough to choose the right fund manager. But you could just as easily pick the wrong one. According to the financial services company Bestinvest, there are currently nearly £10 billion of UK investors' money languishing in what it calls dog funds - in other words, funds which have underperperformed their benchmark index for at least three consecutive years. Ultimately, of course, fund managers are businesses. They exist to make money for themselves. They want our business - even if it means persuading us to invest in a fund which they themselves wouldn't want to put their own money in. It's now time to look at what it actually costs us to invest. Fund managers are, of course, businesses. And, like all business, they have overheads. Running a big fund management company doesn't come cheap - esepcially when top managers earn around £2 million a year, including bonuses. And remember, it's you, the customer, who picks up the tab. Ultimately, though, fund managers need to make a profit. In fact they'e making around £10 billion from us every year - and that's regardless of whether or not they manage to produce a profit for us. Part of the challenge is working out exactly what we are being charged. Investors typically use something called the annual Total Expense Ratio, or TER, to compare the cost of investing in different funds. But, the TER excludes dealing commission, stamp duty and other turnover costs that can add considerably to the expense of investing over time. So, apart from those hidden charges, what else are we having to pay? More importantly, what sort of impact do charges have on the value of our investments? And the bad news doesn't stop there. Despite a marked increase in competition, management charges in the UK have been steadily rising over the last ten years. There are some encouraging signs for consumers. The FSA's Retail Distribution Review will require fund managers to be fairer and more transparent when it comes to charges. In the meantime, investors should be on their guard. Why do we prefer a loan when it could prove to be easier to plan well in advance by choosing the save-and-invest route? he system of giving loan by financial institutions has made the common man lazy and complacent. We take loans at the drop of a hat, ranging from home loans to vehicle loans to education loans to consumer durable loans to personal loans to mortgage loans to even availing loan to clear a loan! Why do we prefer a loan over the idyllic habit of planning for events well in advance by choosing the saving and investing route? Let’s consider the example of a home loan which is the largest and the longest compared to all loans. The normal age at which one takes a loan is about 25 to 30 years, the early earning years of a young man. He struggles to mobilize the 20% down payment criteria and avails the balance 80% as loan and further struggles to clear the loan over the next 20 odd years. oday, an ordinary two-bedroom apartment costs about Rs.50 lakh for which, if a loan is taken, Rs.10 lakh would be the down payment and the rest would be funded by a bank or an HFI. What would have been an ideal situation to have avoided taking a loan or at least reduce the burden of quantum of loan? The solution for this situation would have been planning well in advance. If the father or the parent of the person who is borrowing today had set aside an amount of Rs.1,000 per month some 20 or 22 years ago in a diversified equity mutual fund he would have comfortably created a corpus of Rs.50 lakh by now (between 1993 and 2015). Evidences by way of Franklin India Prima Fund, HDFC Equity Fund, Reliance Growth Fund, and diversified equity mutual funds, can be proof enough. The example of 15% CAGR has been considered discounting the CAGR offered by leading mutual fund schemes that has generated above 20% p.a. returns over the same period. Another fresh year is fast approaching in just a couple of weeks. If you are a young parent or going to become a parent in the near future, think hard about these possibilities.

Here's an excerpt of what Ralph talks about in this video: "Self managed super funds are the fastest growing sector of the financial industry. Now it is important that you understand that in this article I'm not giving you financial advice - because I'm not qualified to do that anymore. I was a licensed financial planner with an ASIC license but I let that lapse because my real passion is property, and this has also led me to working out a bullet-proof system for investing in property using self managed superannuation funds -- and doing it the right way. It's really critical when you're starting up a self managed super fund, or if you already have a self managed super fund that it complies with the act. It's this act, which is a superannuation industry supervision act that's really important, but the tax office actually administer it, look after it and will come and scrutinise it, so there is no way to 'fudge' it. It's really critical that you are put in contact with the best and most qualified people to give you a broad range and spectrum of investments, including property that you can have. Some of the problems with clients and people that are referred with the self managed super fund, are that they think it's their money, however, it's not. You can't just use that money to pay bills, go on holidays, buy a car, or that sort of thing.You don't want to be audited by the tax office who'll declare it non-conforming and shut you down. Whatever's in the super fund you'll be paying tax on at the highest rate plus a fine. So it's just as easy to do it correctly from the start. If you already have a self managed superfund, it's really important that you are put in touch with people that can go over your super fund and the articles of your super fund to make sure that you're fully complying with everything in the act. Some important questions to ask yourself are: 'Can I only have the one person in a superannuation fund where normally we all think that it has to be four people?' Well yes you can; 'Can I borrow in the super fund?' Yes; 'What happens if I want to sell a property in the super fund?' You just trade normally, complying with the act all the time. You can buy and sell and do whatever you like within the super fund. It also gives you a lot of great tax advantages, and a taxation accountant would be able to give you all the correct information on this matter. That's the key. It's really important to control your finances because many people haven't got a clue where their money is. They just don't know. It could be part of a building in the CBD. It could be offshore. Warren Buffett said your superannuation fund generally goes in three ways: one third's losing money, one third's at a standstill and one third's making a profit. By being publicly available, this means that anyone can invest because they comply with the SEC disclosure regulations, and by doing so, they don’t limit themselves to accredited investors So there’s gotta be a catch, RIGHT? So I read through all 225 pages of their fine print. Here’s what I found. First concern is lack of liquidity. By investing through Fundrise, you’re pretty much tying up your money for 5 years. Even though they say that if you pull out your money prior to then at their redemption rate, which is 97% at its lowest - they still make it very clear there is no guaranteed return of your investment with no immediate plan to buy back your shares. As from their fine print: “If we do not successfully implement a liquidity transaction, you may have to hold your investment for an indefinite period.” It goes on to say “Fundrise Advisors, LLC, our wholly-owned subsidiary, has the authority, in its sole discretion, to limit redemptions by each shareholder during any quarter, including if the Manager deems such action to be in the best interest of the shareholders as a whole.” Second concern I have is their fees…which they say are 1% annually. This seems a bit high compared to other lower cost options, namely a Vanguard REIT - which charges 0.26% annually as a fee, or 74% LESS than FundRise. But, in FundRise’s defense, they’re a smaller company which invests in riskier assets that should generate higher returns to compensate to the higher fee. My third concern - and also a major reason I’d never invest in this - is that the dividends are taxes as ordinary income at your ordinary income rate. One of the many advantages of holding long term investments is capturing the long term capital gains tax rate - this is typically SIGNIFICANTLY lower than the tax rate for ordinary income. My fourth concern is how this investment will hold up in a down market. While I agree with their market strategy and can’t find any faults with where they’re investing, at some point there will be a plateau in growth, while these returns are possible NOW, I’m unsure how sustainable these are long term - and again, if you want to re-balance your portfolio, you may be stuck with your investment. And they very much acknowledge this in their fine print: “The significant growth we have experienced, particularly with respect to assets under management and revenues, will be difficult to sustain.” Fifth, I’m always a little hesitant about companies that give referral fees. While often it’s a nice gesture to give customers SOMETHING for referring business, and I totally agree with this business model, in the age of the internet, there will be people out there who will write falsely positive reviews just to get the referral bonus. When this happens, honest criticism becomes buried or harder to find. For someone wanting exposure to real estate, I believe there are many other REIT options out there that offer the liquidity and tax treatment that put you in a much better position, even if they’ll give you slightly lower returns. I’d rather sacrifice a percent or two JUST to have access to my money when I need it. So overall, no it’s not a scam - and there are some positives about what they’re doing - but from what I see, the downsides just outweigh the upside, rendering other options as more attractive when put side by side.
